PRE-DESIGN & DUE DILIGENCE
Mike understands architecture from a development/ developer perspective and can provide feasibility studies, conceptual site layouts, building space programs, conceptual cost estimates, & municipal zoning research. Mike can help an owner determine within a few hours whether or not a prospective site or project makes good business sense.
SCHEMATIC DESIGN
With the incorporation of computer aided design, Mike has virtually omitted the traditional “design development” phase. Detailed schematic design documents made up of floor plans, exterior elevations, building sections can be used for preliminary pricing by contractors and can allow a quick transition into construction documents.
MUNICIPAL APPROVAL PROCESS
Mike’s clients have enjoyed a 100% success rate for municipal approval over the last three years. Mike understands the process and can help guide your project through, what can be a somewhat cumbersome process. |
